WA’s Population Is Booming – Will Property Keep Up?

One of the questions I get asked most often is: “What’s driving demand in the Perth property market?” The short answer is a mix of factors, but the one we’re seeing play out right now that can’t be ignored is population growth — and it’s not slowing down any time soon.

According to the latest Government population data, Western Australia’s population grew by about 64,000 people in the year to June 2025, which equates to roughly 2.2 % growth — the highest growth rate in the country. That’s ahead of every other state and territory in Australia.

The majority of that increase was from international migration, with tens of thousands of people settling here from overseas, plus notable interstate migration as well.

What makes this particularly significant is not just that WA’s population is growing now — it’s that projections suggest this trend will continue over the long term. The same official figures indicate that WA is expected to continue leading the country in population growth through to 2066, with Perth projected to approach about 4.2 million people by then.

That has implications for housing in a few ways:

  • Sustained property demand: More people means more people looking for homes — whether that’s buying for the first time, upsizing, downsizing, or investing. It adds another layer of demand alongside the usual market dynamics.

  • Suburban appeal grows: Established and well‑serviced areas continue to draw strong buyer interest — something we’re seeing across many Perth suburbs, especially those with lifestyle and amenity close at hand.

  • Long‑term market resilience: With ongoing growth expected for decades, markets that are responsive to infrastructure and housing supply needs are likely to remain key focal points for homeowners and investors alike.

This isn’t just theory — it’s grounded in the latest Government data, and it helps explain why we’re still seeing strong activity in our local property market even when listings are tight.
