The Secret Behind Why Buyers Love Living North of the River

By Brett White – Licensee

When it comes to lifestyle, Perth’s northern suburbs consistently come out on top — and honestly, it’s easy to see why. As someone who’s lived up this way for years (and with our whole team based locally too), I can tell you there’s just something special about life north of the river. Between the pristine beaches, the strong sense of community, and all the amenities you could want, it really does offer the best of both worlds.

We’re seeing more and more buyers — not just from Perth but even from interstate — falling in love with this part of town and choosing to make it home.

🌊 The Coastal Lifestyle Is Hard to Beat

From the crystal-clear waters of Burns Beach to the calm, family-friendly shorelines of Mullaloo and Ocean Reef, life up here revolves around the coast. For many of us locals (myself included), morning beach walks, weekend swims, and sunset picnics are just part of the weekly rhythm. It’s no surprise buyers are prioritising lifestyle when choosing where to live — and this stretch of coastline delivers in spades.

Pro tip from the locals (yes, that includes us!): The coastal path from Iluka to Hillarys is hands-down one of the most scenic walks in Perth. Great for a morning coffee stroll or a casual weekend bike ride with the family.

🏡 A Suburb for Every Stage of Life

One of the things I love most about the northern suburbs is the diversity — there really is something for everyone. Young couples are snapping up properties in places like Heathridge and Edgewater thanks to the affordable homes and great transport links. Families are drawn to suburbs like Currambine, Kinross, and Ocean Reef because of the quality schools, parks, and strong community vibe.

If you’re after something low-maintenance, there are plenty of stylish townhouses and villas around Currambine and Joondalup that make life easy while keeping you close to shops, cafes, and the train. And for those dreaming of an upscale coastal lifestyle, you can’t go past Iluka and Burns Beach — beautiful modern homes just moments from the ocean, with space and quality that ticks all the right boxes.

🛍️ Convenience Without the Crowds

One of the big drawcards up this way is that everything you need is close — but without the stress of inner-city living. Whether it’s a quick trip to Lakeside Joondalup, grabbing coffee from a local café, hitting the gym, or visiting the doctor, it’s all here. And it’s all easy.

Local favourite tip: Sistas Café in Burns Beach is our go-to for breakfast with a view, and Dôme in Currambine is a classic for a relaxed weekend brunch catch-up.

🚆 Easy Access to the City

Even though we’re coastal, getting into the city is simple. The Mitchell Freeway and Joondalup train line make commuting a breeze. Many of our clients work in the CBD but love coming home to the beach lifestyle — it really is the best of both worlds.

And with the Yanchep Rail Extension bringing new stations to Alkimos and Eglinton, the northern corridor is only going to get better connected.

🏘️ A Smart Move for the Future

We’re not just talking lifestyle here — buying in the northern suburbs is also a smart long-term move. With new infrastructure, steady development, and ongoing demand, this area keeps proving itself as a strong performer. We’ve seen it firsthand: well-positioned properties here don’t stay on the market long.

At the Brett White Team, we’re not just real estate agents — we’re locals who genuinely love where we live and work. Our whole team calls the northern suburbs home, and we’re proud to help others discover just how special this part of Perth really is.
