The property market in Perth continues to hold strong, and if you’re in the northern suburbs or thinking of making a move up this way, now is a good time to tune in. We’re seeing momentum, and I believe this year and into 2026 hold real opportunity.
Market Forecasts & What’s Driving Them
According to data from the Real Estate Institute of Western Australia (REIWA), the median house price in Greater Perth is tracking toward around 10% growth for 2025, while units, townhouses and apartments could see closer to 15%.
Why? Several factors are contributing:
- Strong buyer demand across many suburbs
- Recent interstate shifts improving buyer capacity
- Government homebuyer programs making things more accessible
From our vantage point in the northern corridor—areas like Currambine, Iluka, Burns Beach, Kinross and the like—we’re already seeing more buyers making decisive moves.
Houses vs. Units: Where Growth is Concentrated
Historically, detached homes led the charge. But what’s interesting now is that unit markets—especially well located townhouses and apartments—are gaining momentum. REIWA reported that unit price growth has begun to outpace houses.
Why is that happening?
- Many buyers are looking closer to the city, but still within reach of amenities.
- Units often provide a more affordable entry point.
- In suburbs that are well connected (including some northern suburbs), demand is strong.
So if you’re considering a move, don’t discount the unit or townhouse option—it could be a great way into the market.
Supply & Demand: Keeping the Balance Tight
One of the key themes we keep returning to is supply constraint. Despite more development, the number of complete new homes still isn’t matching buyer demand in many suburbs. REIWA expects this to continue into 2026.

- If you’re a buyer: you’ll want to be ready and well prepared.
- For both: location, condition and readiness matter more than ever.
