Spring is always a busy time in real estate, but this year in Perth things feel a little different. The latest data from REIWA shows listings are still sitting at historic lows, well below the five-year average. At the same time, WA’s population keeps growing strongly, which means there are more buyers than ever competing for the few homes that do come up for sale.
The result? Homes are selling quickly — in many cases within just a couple of weeks — and competition is fierce. It’s a great time to be a seller, because strong demand is pushing up prices. But I’m also finding many locals are hesitating to take the plunge, and for good reason.

The most common concern I’m hearing right now is: “If I sell, where do I go?”
It’s a fair question. With stock so tight, it can feel daunting to let go of your home and then face the challenge of finding something suitable to move into. No one wants to sell well, only to feel stuck without a place to call home.
